Who We Are

Phillip Ritchie

In the mid 80s I served my time as an apprentice joiner on various building sites.  On completion of my apprenticeship I went on to be a self-employed 714 subcontractor for various companies.  Before long I formed Lomond Homes with my father; producing and building timber framed houses.  Over the next 20 years, through good and bad times, we have continued to develop and invest in the company.  We now find ourselves in a position where we have diversified from purely house building, to having a group of property related companies and numerous specialist divisions, all of which pull together to support each other.  We have, amongst others, created civil engineering, electrical and plumbing divisions, a land development operation, a town planning consultancy, and a business park.

Over the past five years I have been looking for new entrepreneurial opportunities to further diversify our businesses.  As a team we have, created and now run a successful restaurant, gained planning permission and are working towards building a new hotel, developed masterplans for several strategic land expansions involving thousands of houses, begun to consider renewable energy developments, and constantly looked for more business opportunities both in the short and long term.

My ethos is to create unrivalled quality products within all our businesses, whether they be new homes, commercial or leisure. The business models we have set up have repeatedly been successful in attracting funding from the banks despite the worsening financial climate.  This was reflected in March 2008 when I was awarded “Regional Director of the Year” by the Institute of Directors.

With our broad experience rooted in all aspects of the construction and development industry I firmly believe we have created an unparalleled ability to identify, pursue and deliver a wide range of business opportunities.

Matt Mulderrig, BSc Hons, DipTRP, Masters in Civic Design, MRTPI, Land Manager

After studying in Lancaster and Liverpool, I worked for a short time in several direct sales roles, and have subsequently had a broad range of jobs in the Planning profession.  These have included lecturing and consultancy at the University of Liverpool and research at the University of Lisbon, private consultancy for Merseyside Information Systems and Liverpool Housing Action Trust, and public sector work with Allerdale Borough Council, Epping Forest Council, and Fife Council. I have now returned to the private sector at Lomond Land.

For many years now I have been immersed in developing land in one shape or form.  Much of this has involved housing.  I have calculated housing land numbers for numerous local authorities, and more importantly identified housing land allocations to meet those numbers.  Possibly being in the wrong place at the right time, I have also been centrally involved with several Local Plan and Planning inquiries, and have spent more than my fair share of time giving planning evidence.  As a result I have a pretty comprehensive insight in to the workings of the public sector, the processes of development planning, and perhaps most valuably, the ability to identify land with development potential.

Allied to that public sector experience, I have for a long time spent my life monitoring the development market, tracking land values and identifying successful and profitable developments.  Additionally I formulate options, joint ventures and other business models, draft and review legal agreements and contracts, and where necessary protect them through instigating or defending litigation.

It is through drawing all these skills and experiences together, and combined with the wealth of expertise of my colleagues, that I believe we are uniquely placed to be able identify new and innovative development ideas.  Just as crucially we can sell those ideas to the parties involved, be they Council’s, Politicians, Financial Institutions, Statutory Consultees, land owners, or private individuals.
