Market knowledge:  Recent times have adequately displayed the volatility of the development market.  Any private development is aimed at creating profit, however crucially this is dependent on understanding what, when and where the market demand is.  With our highly sophisticated in-house sales and marketing team, a number of property professionals, and a well developed network of contacts, we have a market knowledge second to none. 

 

Financing development: Whilst the availability of finance has become relatively restricted and costly, the procedures for pursuing and delivering development are become more complex and expensive.  As a result we constantly work hard to develop close and communicative relationships with financial institutions, and develop new and innovative delivery models which reduce risk and protect yields.

 

Planning: The statutory planning system remains a complicated process to navigate successfully and reliably.  This is compounded by ever changing and evolving guidance, and other legislative influences.  It is only by employing a dedicated team of planning staff that we can keep on top of this process and identify and deliver development proposals with confidence.

Land: From first setting eyes on a piece of land to walking away from a finished development, it is experience and attention to detail which enables the identification of opportunities and the avoidance of pitfalls.  We have in-house expertise to assess and survey land, lobby planning departments, draw up legal agreements, overcome title and ownership complications, analyse ground conditions, and physically create developable serviced sites. 

 
It is these individuals who allow us to confidently predict and scope the potential of your land, the timescales it might take to pursue, the revenue it might realise, and ultimately to commit to delivering it for you. 
 
We work with a variety of flexible business models, sometimes buying land, sometimes taking out options on land to buy at a later date, sometimes creating joint venture arrangements with the landowner, and on occasion acting as consultants and contract builders.  No site is too small or too large to be of interest to us, and we are willing to consider any geographical location.
